Step 1 of 3: Equipment

Sizing a central AC for a Cape Cod house requires a contractor to work out what the house actually needs to move heat on its worst days, not what a catalog default suggests. Homes in Barnstable County, MA run cooling about two months a year, from July through August. A compressor that runs so briefly each year carries little wear, but it also gets almost no opportunity to reveal a problem before summer arrives. An undersized unit, or one installed with duct leaks or a low refrigerant charge, will run flat out on the first call and show the fault immediately. That is the argument for getting the load calculation right at installation: a system that is correct from the start does not owe its owner a discovery moment on the hottest week of the year.

Ductwork laid down for a previous generation of equipment does not automatically carry what a new central AC system demands. Half the homes in Barnstable County, Massachusetts were built in 1977 or earlier (2020-2024 ACS 5-year). A contractor sizing a new system here has to open the duct runs and measure what they will actually move, not assume the existing layout transfers. The electrical service gets the same check: panels in stock this old were sized for a smaller load, and what a new unit draws may require an upgrade before the job can finish.

What Gets Installed With a New Central AC

Isometric cutaway illustration of a house interior showing ducted air handling equipment and duct runs through rooms, connected by piping to an outdoor condenser unit on a pad outside the wall.

The outdoor condenser unit sits on a concrete pad outside the house and holds the compressor and condenser coil, the mechanical core of the whole system. Inside, the air handler mounts in a utility space, basement, or closet and contains the evaporator coil and the blower that moves conditioned air through the home.

A thermostat goes on an interior wall where it reads the temperature of the living space and signals both units to run or stop. The refrigerant line set runs between the outdoor and indoor units, carrying the working fluid that lets the two sides of the system act as one.

The drawing shows a typical layout, and a licensed contractor determines what applies to your specific house.
